Americans spend an average of 55 minutes per online visit with real estate apps on their phones, according to new research unveiled by Google.

Basically, “customers roll over in the morning and start looking at real estate listings [on their phone],” John Thornton, a partner in Google’s real estate business, said about the study’s findings.

consumersSixty-nine percent of respondents Google surveyed call “shopping for real estate fun” from their phone and online. In fact, Americans are so addicted to home shopping online that 64 percent say they keep checking out houses and home values even after they purchase a home.

The Google study also finds that people start hunting on real estate sites three years before they buy on average. Also, one in five of the people checking out homes on real estate apps and websites are actually in the current market to purchase a home, the study found.

Luxurious Master Bathrooms In Oxford MI

A growing number of home owners are opting for more luxurious bathrooms over sprucing up other rooms in the house — even kitchens, according to the American Institute of Architects’ 2016 spending projections.

“The master bathroom is becoming a real point of focus, and since it’s one of the most used rooms in the house, it’s an opportunity to make a statement,” Beth Fisher, senior management director of

marketing for the Corcoran Sunshine Marketing Group, told MarketWatch.

The majority of remodeling home owners spend between $5,600 and $13,000 on their bathroom remodels, according to HomeAdvisor.com. But some home owners are willing to spend even more. One couple in Fairfax, Va., described to MarketWatch their master bathroom renovation that cost $35,000.

Architects surveyed by the American Institute of Architects say 29 percent of their clients are asking for a bigger bathroom, an increase from 25 percent a year ago.

“What we’re seeing now is master bathrooms and master bedrooms being almost the same size,” says Allison Greenfield, partner at Lionheart Capital in Miami.

The features enjoying increased popularity include such amenities as LED lighting (the most popular upgrade) to stall showers without tubs and doorless showers. Also, upscale shower fixtures with multiple heads and radiant floors are also growing in popularity, according to AIA surveys.

But how much owners stand to get back on these ultra-luxury bathroom redos is still in question.Remodeling Magazine’s Cost vs. Value report shows that upscale bathroom remodeling recouped only about 56 percent of its cost at resale time. However, to some home owners, that’s not the driver behind these remodels. Those owners just want a quiet sanctuary shut off from a 24/7 smartphone-dominated world, MarketWatch notes.

“In a 21st century home filled with technology, the bathroom is still almost 19th century,” says Frasier Patterson, who runs Bolster, a company that matches clients with architects and contractors. “There is something very calming about not being reachable.”

Title Issues To Watch Out For At Closing, Oxford MI

Title companies say that in more than one-third of all real estate transactions they must undertake “extraordinary work” to address title issues and ensure the deal makes it to settlement OK.

Title companies will often scour public records back 50 years or more to look for past deeds, wills, divorce decrees, bankruptcy filings, court judgments, trusts, and tax records that could be defective or title issues, oxford outstanding.

From that search, unresolved title issues can surface. And, any unresolved title issue – even if relatively minor – could jeopardize settlement. Here are some common issues title companies say pop up:

Mechanic liens: These are liens placed against a property that a general contractor or someone who worked to improve the home filed before beginning the work. This is to ensure the contractor gets paid, and the lien is to be released when the job is complete. The procedure for how mechanic liens are filed and processed vary widely from state to state. But problems can surface with these liens when the contractor doesn’t file a “satisfaction” of the lien and, thereby, the lien remains on the property title. Some mechanic liens will expire after a certain amount of time. Regardless, if a mechanic lien is still present when trying to go to settlement, the process can be time-consuming and could prompt a delay in closing.  (Check out state guidelines for filing and processing a mechanic’s lien at www.fullertonlaw.com.)

Bankruptcies: This can be cause a problem, for example, when a seller buys a home while single but then marries someone with a recent bankruptcy. The title company must ensure the new spouse has signed off on the deed and also that the bankruptcy case has been discharged. If not, the title company would need to petition the court to release the property from the bankruptcy process.

Divorces: This often causes problems when a divorced spouse doesn’t remember to remove a lien for child support, even though the debt may have been resolved long ago.  Also, lien issues may arise from past-due spousal support or delinquent taxes.
